A: In some of our properties, pets are allowed with an additional $35.00 per month per pet. There can be restrictions to type, breed or size as well. The following pets are not allowed: Doberman, Rottweiler, Chow, Pit Bull, German Shepherd, Akita, Husky, Malamute, Shar Pei, Wolf Hybrid, Presa Canario or any mix of these breeds. Any endangered, wild or otherwise illegal animals are also not allowed on any property.

In our listings, there are further designations. Allowed, which is the most liberal but still under the previous limitations. Negotiable, usually has specific limitations and the property owner has the final say if the pet will be allowed on the property. There may be restrictions for cat or dog only to assure the best fit with tenant and property. Small Pets, means very small pets and again the final decision will be up to the property owner to ensure the best fit for tenant to the property.

A: Yes. The application is downloadable or you can stop by the office. Each person 18 years of age or older must go through the screening process to lease any of our properties. The fee is $35.00 per person and is non-refundable. The process screens criminal background, credit report, previous landlords, income to rent ratio and length of employment. The application is good for any property and up to 60 days.

A: Yes, the screening score is based on a point system and the credit score is a part of that. The higher the credit score will generate more points. Point values are assigned to other area that are screened and can add up enough to offset a credit score deficiency. There is also the option of a co-signer or a double security deposit, in most cases.

A: Yes, on properties those that can qualify for the program. The voucher that is given to the eligible person has guidelines for the property to be eligible.

A: Only after you have satisfied the initial lease obligation. The leases are 6 months to one year on our properties.

A: Rent is due on or before the first of each month. A late fee is assessed on the 6th on the unpaid balance. Late notices are sent out on the 7th of the month.

A: It is a good idea to insure your belongings. The property owner insures the building but your private possessions are not always covered. The property owner's insurance may cover only a small part of your personal loss in case of a loss like fire or flood. It is especially important to have renters insurance if you will have a pet. You are responsible if the pet does any harm to others not the landlord. Some sweet pets can become aggressive if certain people, who do not understand how to treat pets, approach them incorrectly.
